Chimney and Wall Flashings
As a rule, First Choice Roofing includes replacement of all metal chimney and wall flashings. Make sure to ask if it is included in your other prices.
When we replace your roof we will also replace all the metal flashings around the chimneys, valleys, and along the walls to produce a water-proof and visually-pleasing compliment to your new shingles. In some cases (e.g. repairing leaks) we may replace the flashings without replacing the entire roof.
Proper ventilation is the key to the longevity and integrity of your roof. We can provide an assessment of your current ventilation and recommendations for
improvement so that your roof will last as long as it is supposed to.
Proper ventilation is crucial to the lifespan of your roof and will ensure a sound wood structure. If your roof is not properly ventilated it will drive up your energy costs: in the summer you will have higher attic temperatures that will heat up your home and force the air conditioner to work harder to keep the air cool. In the winter, warm attic temperatures will cause condensation in the attic leading to rotting wood, soaked insulation, mould, and ceiling damage inside the house. Warm attics can also lead to ice dams on the roof that can cause leaks and further damage. The bottom line is that your attic temperature should be as close as possible to the outside temperature in all seasons to maintain a healthy home.
We can inspect your attic for proper ventilation and supply you with a ventilation system that will be suitable to your home’s requirements. Ventilation options can include standard roof vents, ridge venting, turbine or whirlybird vents, or power vents (which need to be wired by an electrician and are controlled by a thermostat). We also install soffit vents (or intake vents) because your roof vents will not function properly without proper air intake.
